Intech are the incumbent BMS Specialist for the Dulwich College Campus which comprises of multiple buildings and facilities the have been upgraded over the recent years to an up to date Trend BMS System. We work closely with the College FM Team to ensure that the Campus BMS is running smoothly and also advise on BMS improvements to strategy and energy saving opportunities.
Intech secured the project through a Competitive Tender process after being peripherally involved in the initial design and scope process.

Project Details
The building is a brand new block located adjacent to the main campus and comprises of classrooms and a library.
The Mechanical Plant comprises of a VRF System providing conditioned air to most of the spaces with automatically operated ventilation to the atrium space. Low temperature Hot water is provided by a Heat Pump and associated buffer vessel and ancillaries to feed the radiator circuits and a series of smart temperature/CO2 sensors control zonal heating and cooling (Via the VRF and local radiators). Fresh air is provided by a packaged AHU to the main areas and an MVHR to the Toilets.
The whole of the system is controlled by a new Trend BMS from a single control panel with high level interfaces to packaged plant, VRF and Meters.
The new controls have been added to the existing Trend IQVision Supervisor with additional Graphics and fully engineered user interfaces.
Key Deliverables
The first deliverable was a draft O&M document from which the detailed design could be developed.
A particular aspect of this project was the volatile nature of the scope of works which was subject to numerous changes during the course of the project. It was therefore incumbent upon Intech to provide the expertise and engineering knowhow to ensure that the systems would operate correctly and to the requirements of both the Client and the Consultant. We therefore worked closely with all parties to finally agree a defined Scope and were able to work to this.
Once Scope was approved then Panel design, approval and delivery were expedited promptly to maintain programme.
The College is due for completion June 2024 and installation works were completed ready for the end date.
Challenges
The Scope changes impacted on opportunities to be granted full approval of the BMS System design and it was felt that the best solution to finalise design was to have open discussions with all parties and agree a final scope. This allowed Intech to progress with the procurement of Panel and Controls in order to maintain progress.
In addition the building structure was affected by bad weather during late 2023 necessitating some removal of services in order that the carcass could dry out. Intech worked closely with the Main Contractor to facilitate a quick process whereby our installations could be removed and restored with the minimum of upheaval.
Wherever possible Intech worked with the site teams and developed a close relationship with the Main Contractor and M&E Contractor so that we could all work together in order to ensure the timely delivery of the Project regardless of the challenges that needed to be overcome.
Summary/Outcome
Due to the late issues with weather induced issues, our commissioning programme was set back as M&E Plant could not be operated. As is our usual methodology Intech produced all Software and Front End designs off site ready for Commissioning in order to reduce the site time and maintain programme as closely as possible.
As a result, the Project was completed within the revised deadlines and successfully demonstrated to the Client and Consultant.
Due to the diligent work by Intech on this Project we have repeat business from our Client and remain the incumbent BMS Specialist at the College
