A Luxury Multi Level Penthouse Apartment in the heart of the Chelsea Waterfront Development.

Challenges
Located in the heart of Chelsea Harbour, this high rise ultra high end penthouse presented unique challenges. Using our expertise and wide ranging skillset, Intech Controls succesfully delivered the project on time, on budget and at the high level of quality that has become expected of us.
The project required control and integration of the entire M&E infastructure, including VRF AC, Electric & Wet Underfloor Heating Systems, and the embedded Crestron AV system.
With a demanding client and a scrupulous architect, this system had to be highly effective yet invisible. Space was tight and with no storage on site huge collaboration efforts between contractors was necessary in order to deliver materials and equipment to the 35th Floor of the building in a timely manner.

Solutions
Intech Controls delivered this project making use of the latest Trend IQ4E range of controllers, distributed BACnet I/O and a beautiful 21” touchscreen running Trend IQVision with bespoke graphics providing the GUI for the occupants.
Although the system is monitored remotely, the occupants do not have the technical knowledge to operate a detailed BMS and therefore a unique touchscreen GUI was developed in house, providing simple, easy to use graphical interfaces with all of the equipment connected to the BMS.
Using our in house integration experience, all M&E systems were brought together into one easy to operate system, including Heatmiser UFH (Modbus), Daikin AC (BACnet), and the Crestron AV system. The system is fully UPS backed, and can operate for up to 4 hours with no mains power.

Invisible Field Devices
Low Profile temperature sensors were installed out of site, or powder coated in bespoke RAL colours in order to blend with the surfaces they were installed on.
Crestron Home AV Integration
All setpoints, times and temepratures can be viewed and adjusted using the Crestron Smart Home System, with either the local displays or the wireless touch remotes.
Touchscreen Interface
A High Definition Capacitive 21” Touchscreen display provides full visualisation and adjustment of all systems connected to the BMS
Remote Alarm Monitoring
All alarms are reported to the Intech Remote Bureau, providing early warning of developing issues.
